- *****In response to Belong's latest reply I want to address several inaccuracies in this response directly. First, you state that you have personally called me and left voicemails that I have not returned. This is not true. The only call I have ever received from Belong throughout this entire process from was on June 5, regarding the garage door. No one from Belong has ever called me about the deposit or repair issues I have raised, and no voicemails on those topics have ever come through. Second, you state that no security deposit funds were ever collected. My own account ledger shows otherwise — it reflects a deposit charge of $74.88 and a pet deposit charge of $12.50, both collected as part of this tenancy. These are documented, itemized charges, not my interpretation of the lease. Third, a prior Belong representative had already begun processing a refund of my deposit on the basis that the residents forfeited it by abandoning the property and shutting off utilities. That representative verified my bank account through micro-deposits and informed me an earlier refund attempt had been rejected by my bank, then had me update my information so it could be reissued. That directly contradicts the claim that no deposit ever existed to return. Fourth, you cite Belong's A+ BBB rating as if it reflects a clean record. It does not. Belong currently has 62 BBB complaints on file, 34 of them in the past 12 months alone. An A+ rating reflects how a business responds to complaints, not the absence of them, and this volume of complaints should be part of the picture, not left out. Fifth, you originally posted my full legal name on this platform. After that post was flagged, it was quietly edited to show only my first name. If posting full names reflects standard practice and transparency, there would have been no reason to revise it after the fact. I am not confused about my own lease, and I am not going to let inaccurate statements about phone calls, deposits, or ratings stand uncorrected. To anyone reading this considering Belong: beware that representatives have made statements to me that do not match the facts on record, including claims about phone contact, deposit funds, and inspections. Please do your own research and keep your own documentation before relying on what you are told.

- Property Owner — A Full Year of Neglect, and Even Their Own CEO Resolutions Team Couldn't Fix It I am a property owner who trusted Belong Home to manage my Helotes, Texas rental property for an entire year. What I experienced was not property management — it was neglect disguised as a service. For the full duration of my contract, Belong never once conducted a routine property inspection. Not one check-in. Maintenance requests went unaddressed in any reasonable timeframe. I firmly believe their failure to maintain my property is the direct reason my tenants chose not to renew. Belong didn't just fail me — they failed my tenants too, and it cost me a renewal. When tenants vacated in May 2026, the situation became unacceptable: My property was left damaged and unsecured. Belong took no action for seven days. I — the owner — had to travel to Texas myself to secure my own home. The security deposit was mismanaged. Belong structured it in installments, meaning it was likely never fully funded. To this day I have not received proper accounting or the funds I am owed. Unauthorized credits were applied to the tenant ledger without my knowledge or approval. I did everything right. I raised my concerns through proper channels. I contacted their CEO Resolutions Team directly — the highest internal escalation available to me. I engaged in good faith. Still no resolution. Still no accountability. Still no answers. When a company's own executive team cannot — or will not — make things right for a property owner, the public deserves to know. To any property owner researching Belong Home right now: please keep looking. Your home deserves better than this. *****UPDATE — Response to Belong Home's Public Reply****** Thank you for your public response Tami. However, your reply confirms exactly what I have been saying — and raises more concerns than it resolves. Regarding the Deposit-Free Program: The addendum referencing this program was never properly executed. It was not signed by all required parties making it unenforceable. You cannot waive a security deposit through a document that was never legally completed. I never authorized this arrangement and was never properly informed that my property would be left without deposit protection. I also want to clarify for anyone reading this — deposit installments WERE collected from the tenants monthly in addition to rent. That money exists. Belong Home cannot claim the deposit was waived while simultaneously having collected those funds. I have the tenant ledger proving this. Regarding the accounting records sent June 11th: Those records were only provided after I sent formal demand letters citing Texas Property Code §92.103. That documentation was not proactively provided — it took legal pressure to receive basic transparency about my own property. Regarding property inspections: Your response says nothing about the complete absence of property inspections throughout the entire management period. Not one check-in. Not one proactive visit. This is a fundamental failure of property management. Regarding the seven day abandonment: Your response also says nothing about my property sitting damaged and unsecured for seven days after tenant vacancy while Belong did nothing. I had to travel to Texas myself to secure my own home. Regarding unauthorized credits: Credits were applied to the tenant ledger without my knowledge or authorization. Your response does not address this at all. Belong Home currently has 62 BBB complaints with 34 in the last 12 months. This response is exactly why.

- My experience with Belong has been amazing. From the moment i reached out to them the whole process has been very smooth. They’ve took their time to keep us super informed and have gone above and beyond to make us feel comfortable throughout the whole process. Making sure that all of our questions are answered promptly. They’re super attentive and always friendly! I would highly recommend Belong to anyone that wants a smooth transition into a new home. Definitely a 10/10

- Updating my original 1-star review to 3 stars - read fully. I had a very frustrating experience working with this company managing my 2BR property in Seattle. Over more than a year, I dealt with unexpected charges, lack of transparency around repairs, and repeated issues between tenants. I was billed for repairs without proper itemized receipts and had to spend significant time escalating concerns. After tenants moved out, there were also delays and gaps in follow-through, which added to the financial and operational impact on my end. After I posted my review, someone from their senior team reached out and conducted a detailed review of my case. They acknowledged certain issues (including incorrect parking charges and a failed repair) and provided a partial reimbursement, which I accepted. I do appreciate and specially mention Tami Silks from the member relations team that she took the time to review things thoroughly and work toward a resolution. That said, it required considerable effort and follow-ups from my side to get there. There was also an expectation to update the review as part of closing the loop, which I’m doing here to reflect both the original experience and the eventual resolution. My takeaway: * Initial experience: frustrating, with limited transparency * Resolution: concerns were acknowledged and partially addressed

- This company is very hard to get a hold of. I'm pretty sure they use AI because our conversation went like this. Me:"Hey Belong I'm out of town until Sunday can I see the place on Monday?" Belong:"we can show you the place on Monday but we're having a showing this Friday. Let me know if you want to join that group?" Me:"No like I said earlier we are gone until Sunday and would like to view it on Monday" Belong:"I see that you're out of town until Monday. Would you like to view it on Friday?" Me:"Are you listening to me. I'm not in the area on Friday" Belong:"I see that you would like to see the place on Monday. Would you like me to add you to the group tour on Friday?" Then we saw the place and loved it. Reached out immediately to sign paperwork. We called the number. Waited on hold for 25 minutes. I reached out by text message and that went like this. Me: "We love the spot and would like to sign a lease" Belong:"Great to hear that you would like to move in. I can start the next steps now. Can i give you a quick call now to go over timing and paperwork?" Me: "yes" Me: (an hour later):"you can call me now" Me:(two hours later): "is anyone there" Me" (three hours later): " Is their anyone who can call me" Belong finally responded with something generic by text 6 hours later that wasn't even true. Then I asked what happened they've ignored my questions told me lies about what they've sent. If they are this bad to get ahold of when just attempting to sign papers I can't imagine they would be any better if I had a plumbing emergency.
- Despite all of the issues with the townhome I moved into honestly Onela Guillen, Carlos Torres, and Federica Diez have been very helpful. I was concerned at first just because I’m not use to having to communicate with a 3rd party management company instead of directly with the owner. But they’ve been very communicative and cooperative with me as well and understanding my concerns. So very grateful to have people who are caring about making my residence and rental experience a nice one.

Communication has been clear, professional, and well-organized, which makes coordinating maintenance requests and completing work orders much more efficient. In particular, working with Serena Angley has been a great experience. - Our experience with Belong has been extremely frustrating during a very stressful housing situation.We learned that the home we were renting was headed toward foreclosure and reached out multiple times with concerns. Each time, we were reassured that everything was fine and were not provided with clear information about what was happening with the property.Most recently, after we notified Belong that the foreclosure sale had taken place and that ownership of the home had changed, we did not receive a response for three days. Instead, we received a notice on our door stating that rent was owed. Later that same day, we finally received an email saying they were looking into the situation.As tenants, we expected more timely communication and guidance regarding a property undergoing foreclosure and a change in ownership. The lack of clear information and delayed responses created unnecessary confusion and stress during an already difficult situation.I hope Belong improves communication with tenants facing complex housing issues in the future.

- I have been without a functional sink in my unit for 10 days, despite multiple requests for repair. On May 29, Belong explicitly promised that action would be taken today. No maintenance personnel appeared, and I have received no further communication or updates. This constitutes a breach of the implied warranty of habitability. My previous attempts to resolve this issue through Belong established communication channels have been ignored. I will be filing a formal complaint with the City of Emeryville Code Enforcement Division and reaching out to Echo Housing for tenant advocacy and mediation assistance. I have documented the duration of this issue and the broken promise regarding today's repair, and I am prepared to escalate this through all available local government and legal channels.
