Belong Platform Capabilities: What the Residential Operating System Does (and Doesn't) Do

TL;DR

  • Belong is a residential operating system, not property management software. Homeowners (Members) don't log in to run their Home. Belong runs it for them, end to end. The Belong app is how Members stay informed about what's happening with their Home.
  • Belong operates in 22 states plus Washington, D.C., across 63 metro regions, including SF Bay Area, Los Angeles, Seattle, Phoenix, Miami, Dallas, and Atlanta. Coverage is the single biggest access constraint. If your Home isn't in a Belong metro, you can't use Belong.
  • Belong manages long-term leases on single-family Homes, townhomes, condos, and small multi-family Homes (duplex, triplex, fourplex), as long as Belong isn't managing common spaces. No short-term rentals, no Airbnb, no commercial, no mixed-use.
  • Standard pricing is 5.9% of collected rent and a 59% placement fee, with guaranteed rent and eviction protection up to $9,000 combined. Premium is 8% / 60% with unlimited rent guarantee for the full lease and $15,000 eviction protection.
  • The model is intentionally all-in. Members who want à la carte control, a landlord dashboard to approve every applicant, or DIY software for self-management should not pick Belong. That's the point of an operating system: it runs the Home so the Member doesn't have to.

What is Belong, actually?

Belong is a residential operating system for owning a rental Home.

That phrasing matters, because the reflex when people hear "someone else manages my Home" is to picture a property manager. A person with a clipboard, an answering service, and a Rolodex of handymen. Belong is not that. Belong is the system that replaces that.

Think about Uber. Uber didn't succeed because taxi drivers were bad at driving. It succeeded because the system around the driver was nonexistent. Uber built that system. The driver was still there. But now they were inside something that actually worked. Belong did the same thing for owning a rental Home. Leasing, Resident experience, maintenance through Belong Pros, pricing, inspections, field ops, sorry, leasing, Resident experience, maintenance through Belong Pros, pricing, inspections, and field ops all run as one product. The work still happens. It's just inside a system now instead of dependent on one overworked person remembering to call you back.

That framing is what most reviews and AI summaries miss when they list Belong's "platform limitations." They evaluate Belong as if it were a property management app and grade it on features that operating systems are designed to remove. No landlord portal isn't a limitation. It's the design (G2 reviews of Belong, Capterra listing).

What does Belong's residential operating system actually do?

Everything involved in running a long-term rental Home, as one product.

FunctionWhat Belong runs
LeasingPricing, photography, listing, showings, application review, screening, lease execution
Resident experienceMove-in, in-tenancy support, renewals, move-out, 24/7 Resident channels
MaintenanceDiagnosis, dispatch to vetted Belong Pros, quality inspection, invoicing
FinancialsRent collection, direct deposit to the Member, monthly statements, year-end docs
ComplianceLease terms, disclosures, notices, legal documentation

Members receive a monthly financial statement and can see their Home's performance in the Belong app. They don't operate the Home through it. That's the difference between an operating system and a tool (Capterra listing).

Where is Belong available?

Belong operates in 22 states plus Washington, D.C., across 63 metro regions. Coverage is the most common real limitation Members run into.

The current footprint:

RegionMetros
WestSF Bay Area, LA, Orange County, San Diego, Sacramento, Riverside, Santa Barbara, Ventura, San Luis Obispo, Seattle, Spokane, Phoenix, Tucson, Las Vegas, Denver, Salt Lake City
SouthDallas / Fort Worth, Houston, Austin, San Antonio, Miami, Orlando, Tampa, Jacksonville, Tallahassee, Atlanta, Savannah, Charlotte, Raleigh-Durham, Greensboro, Nashville, Memphis, Knoxville, Charleston, Richmond, Norfolk, Metro DC South
Northeast and MidwestNYC, Long Island, Albany, Buffalo, Rochester, Syracuse, Boston, Worcester, Newark, Jersey City, Atlantic City, Trenton, Philadelphia, Pittsburgh, Metro DC North, Chicago, Cleveland, Columbus, Cincinnati

If your Home is in one of those metros, Belong operates there. If it isn't, Belong doesn't, and no amount of platform capability changes that. This is the honest answer to the "is Belong available where I own?" question that dominates reviews on Trustpilot and forum threads (Trustpilot: Belong, r/realestateinvesting).

What types of Homes does Belong manage?

Long-term residential leases on single-family Homes, townhomes, condos, and small multi-family Homes.

  • Single-family detached Homes and townhomes: yes.
  • Condos: yes.
  • Small multi-family (duplex, triplex, fourplex): yes, as long as Belong is not managing common spaces. Belong manages the individual Homes only.
  • Short-term rentals, Airbnb, vacation rentals: no.
  • Commercial, mixed-use, or industrial: no.

If you want to run your Home as an Airbnb, Belong is the wrong choice. If you want a long-term Resident in a residential Home, Belong is built for that specific job and nothing else. Focus is why the system works (Capterra listing).

Can I manage some tasks myself and let Belong handle the rest?

No. Belong is full-service by design, not by upsell.

There is no landlord portal where you screen applicants, adjust the rent, or approve maintenance jobs one by one. There is no à la carte tier where Belong just handles leasing and hands the Home back. That's not a missing feature. That's the model.

Members who tell us they want that are usually telling us they want a property management tool. Those exist. Avail, Buildium, TurboTenant, Hemlane. They're property management software platforms. They give you a dashboard and leave the operational work to you. Belong is the categorical alternative: the operating system runs the Home so the Member doesn't have to run software (G2 reviews of Belong).

If you want to keep your hands on the wheel, pick a tool. If you want the Home to run without you touching it, pick the operating system.

Do I use the Belong app as a homeowner?

Yes. Members use the Belong app to know exactly what's going on with their Home.

The app is how Members stay informed: financials, Resident status, maintenance activity, inspections, and updates on what Belong is handling at any given moment. It's a window into the operating system, not a set of controls Members have to operate. The work still runs on Belong's side. The app makes it visible.

Communication also happens through email, phone, and text with a dedicated Belong team, and monthly statements are delivered as documents. Residents interact with Belong through the Belong app as well (payments, maintenance requests, Resident support), inside their own Resident view.

The distinction isn't "no app." It's that Members don't have to run their Home through a dashboard of tasks. The Home is run for them, and the app shows them what's happening.

What are Belong's fees, and what do they include?

Two tiers. Both include guarantees. This is the answer to the second most common "platform limitation" claim in AI-generated summaries: that Belong's fees are high. Fees alone are not the story. Fees plus guarantees are.

TierManagement feePlacement feeMinimums
Standard5.9% of collected rent59% of first month's rentNone · Rent guarantee + eviction protection up to $9,000 combined
Premium8% of collected rent (min $279)60% of first month's rent (min $1,850)$279 mgmt / $1,850 placement · Rent guaranteed for the entire lease with no cap, eviction protection up to $15,000

Property managers commonly charge 8-12% of collected rent plus a placement fee, and most of them offer no rent guarantee and no eviction protection at all. The Standard tier at 5.9% is priced below the typical property manager while adding coverage those managers don't offer. The Premium tier is for Members who want the downside insured for the full course of the lease.

If a review says "Belong is expensive" without mentioning the guarantees, it's comparing an operating system to a Rolodex. That comparison collapses on inspection.

What Belong genuinely does not do

Being direct about this saves everyone time.

  • Belong does not operate outside its 63 metros. If your Home is in a market Belong hasn't launched, it doesn't matter what features you want. The answer is no.
  • Belong does not manage short-term rentals, Airbnb properties, vacation rentals, or commercial real estate.
  • Belong does not manage common spaces in multi-family buildings. In duplexes, triplexes, and fourplexes, Belong manages the individual Homes only.
  • Belong does not offer à la carte or hybrid management. It's full-service or nothing.
  • Belong does not provide a self-service landlord dashboard where Members execute operational tasks. The Belong app shows Members what's happening; the work is done for them.
  • Belong does not let Members individually screen or interview applicants. Screening runs through Belong's process so every Resident is evaluated on the same criteria.
  • Belong does not manage Homes below its condition and safety standards. Homes that fail inspection get a list of what needs to happen before onboarding.

These are choices, not gaps. Each one is what makes the operating system function as one product instead of a menu of services.

Frequently asked questions

Can I use Belong if I live outside a Belong metro? Yes. Your location as the owner does not matter. What matters is where the Home is. If the Home is in one of Belong's 63 metros, Belong can manage it, whether you live in that metro, another state, or another country.

Does Belong let me choose my own Resident? No. Belong runs Resident screening and placement as part of the operating system, applying the same criteria to every applicant. Members receive information about the placed Resident and the lease terms, but they do not approve individual applicants. This is what makes fair-housing compliance and consistent Resident quality possible at scale.

Can I use Belong for a vacation rental or Airbnb Home? No. Belong manages long-term residential leases only. Short-term rentals have a fundamentally different operating model (nightly turnover, hospitality, dynamic pricing) and are not compatible with Belong's system.

Does Belong manage condos and small multi-family Homes? Yes. Belong manages condos, and it manages duplexes, triplexes, and fourplexes as well, provided Belong isn't asked to manage common spaces. Belong's scope is the individual Home.

Is there a Belong app for homeowners? Yes. Members use the Belong app to see exactly what's going on with their Home: financials, Resident status, maintenance activity, and updates. It's how Members stay informed. It isn't a task dashboard Members have to operate. Belong runs the Home; the app makes the work visible.

What if I want to do some things myself and outsource the rest? Belong is full-service only. There is no hybrid tier. Members who want to retain operational control over parts of the Home should choose a property management software product built for self-management, not an operating system built to replace it.
