Though you’re a landlord and not a building inspector, it’s critical you know the basics about what in your house is up to code – and what needs to be brought up to code before renting it out.   

When you’re a landlord managing your own rental property, you often find yourself in a position where you’re forced to put your trust and faith in a contractor or tradesperson, and end up being let down. Say, for example, there’s an issue with the wiring in the house: unless you moonlight as an electrician, you probably don’t know if the person doing the work on your home is doing it right, or their work was up to code. 

Or maybe you did some work yourself, or the previous owner didn’t bring the house up to code, and it was missed in the inspection.

That’s part of the reason why there are so many building code violations in California — a combination of shoddy work, and landlords who don’t know enough to identify the work as being subpar. In some cities, in fact, over 45% of homes have violations, large and small.

That’s why we’re writing this blog, to bring to your attention some of the most commonly overlooked building code violations.

It’s important to keep in mind that these laws are set on a local level and vary from city to city and county to county. That’s why we encourage you to check with your local housing authority, to see if the violations identified in this piece are relevant to your rental property.

This is often the most common code violation in any given city or state. Usually the law is that every sleeping area needs to have its own smoke detector; sometimes an additional detector must be installed outside the sleeping areas as well. The placement of the detectors is also often legislated: typically smoke detectors need to be on or near the ceiling, while carbon monoxide detectors sometimes have to be placed closer to the floor. 

As stated above, it’s absolutely critical to know the local laws when installing a smoke detector or a carbon monoxide detector.  But you also have to take special care to ensure that the detectors you have in place are fully functional. We recommend testing them yourself every year, at which point it probably isn’t the worst idea to preemptively replace the battery. But it’s also important to remind your tenants every now and then to check those batteries on their own.

Especially with the recent relaxation on ADU laws, many homeowners in California are looking to further leverage their property by adding extra rentable spaces. It’s critical to remember, though, that every bedroom must have an escape window. Many municipalities go so far as to define the minimum proportions of these windows, to ensure an average-sized adult can crawl through them. Again, we strenuously recommend you consult with local authorities, but 20 inches wide by 24 inches is a good rule of thumb. 

Often there are additional provisions to ensure that bedroom windows provide an adequate amount of natural light and ventilation; the standards vary, however, making it critical (not to sound like a broken record) to consult with local experts

This is especially important to keep in mind if you’re contemplating converting your basement into a bedroom: you might have to perform some excavations to ensure the windows are adequately sized.

If the bathrooms in your home all have windows, you can skip this section. If not, you should be aware that, in many cities and counties across the country, you need to add a venting system that can help remove moisture from the air. Not only will this help reduce the potential for mold growth, but it will ensure that wood cabinets don’t warp and that paint doesn’t start to peel prematurely. 

It’s not only critical that you have a vent — the vent must direct the moist air it collects out of the house altogether. Vents that lead into an attic space might be easier to install, but depending on where you live, that could constitute a code violation, too.  And no matter where you live, venting moist air into a dark room that has little to no circulation is a sure-fire way to give your house a mold problem.

If you’re adding a ceiling light or fan or some other feature that requires electrical wiring, the connection between it and the preexisting wiring needs to be housed in a properly installed junction box.

“I have a great idea,” you might be thinking. “Instead of wiring it properly, I’ll just use a huge extension cord to plug it into a wall outlet or something.”  Think again — that too often constitutes a code violation. 

While we’re talking about electricity issues, we should mention that, in many places, it’s required that all the circuits in your circuit breaker box are clearly labeled and that no breakers are missing. This is a code violation that is often overlooked.

If your home is on the older side, it’s critical to check if there’s any asbestos or lead paint still present on the premises. Often found in insulation materials, asbestos needs to be removed by a licensed and insured expert who can handle and dispose of it safely and properly — not only to ensure their health and the health of occupants, but to guarantee it doesn’t end up in a landfill or dumpster.

With regard to lead paint, we all know the issues related to children, but it is dangerous for people of all ages. If your house was built before 1978, the chances are, according to the government, it has lead paint. To be certain, we suggest you hire a certified lead paint inspector. If it turns out there is lead paint, you will have to determine if the house needs to be stripped, or if the lead paint can be just sealed.

“Self-managing.” It sounds like such a harmless word. But there are many complex challenges of self-managing a rental property, many of which you won’t ever be able to anticipate until you are deep in.

The first challenge that presents itself, though, is easy to see coming: finding tenants to love your home as much as you do. 

That’s why staging your home is such a critical part of the process.  A beautifully staged home signals to potential tenants that your home is worthy of love.  After all, if the people trying to convince you to move in don’t care enough to make the house presentable, it’s not going to attract people who will in turn care for the house with extra love and attention.

There’s truth behind the famous saying that you never get a second chance to make a first impression. That’s why we’ve made this list of proven tips and techniques for self-managers who are staging their own homes.

A simple fix that any self-manager should undertake is making sure their home is as well-lit as possible. This applies to electric lighting, of course, making sure that none of the bulbs are flickering and that all of them are in working order. But it’s maybe even more important to make sure that there is as much natural light in the home as possible. Have the windows professionally cleaned, and make sure the curtains are pulled back as far as possible.  A well-lit home feels welcoming and accommodating and friendly: a dark home on the other hand feels foreboding and dingy.  Not only that, but a well-lit home is much easier to photograph.

Obvious, but you would be surprised how often it is ignored. 

Of course this applies to the floors, the kitchen, and the bathrooms, but also the less obvious places like closets – as well as the garage, attic, and basement.  We’re not saying you need to bring in Marie Kondo, but a messy environment actually creates mental stress, and makes the house less appealing

Also, remember the full sensory spectrum when cleaning up.  Just because it looks clean doesn’t mean it smells clean. Air it out, light a candle, bleach the toilet — just don’t let an objectionable odor be the difference between a lookie-loo and your next resident.

Last point here: clean also extends to the walls.  Take a look at your walls with fresh eyes, and ask yourself if they need a fresh coat of paint. It works wonders!

It’s important to make your home feel like a blank canvas onto which your next residents can project their own personalities and tastes. 

What a lot of people do is put some of their furniture in storage to remove clutter. It’s not uncommon to rent furniture for staging purposes, either. Make sure it is tasteful and universally appealing – call it the West Elm look. 

Think about the way a nice, urban hotel room’s decorated; the way it feels stylish, but not so stylish that you feel uncomfortable. 

Again, this seems obvious, but you would be amazed how often homes are shown that aren’t in fully-functioning condition. Windows and doors stick. Faucets leak. The garage door requires superhero strength to open. 

We suggest that you do a walk-through, putting yourself in the shoes of a potential renter.

House plants can have a powerful effect on your residents. This is especially true when you’re staging a house. A few houseplants can help make a home feel bright and alive, especially in combination with white walls and a flood of sunlight. If things are growing in the house, it communicates to potential residents that the house is capable of nurturing life.  It also signals that the homeowner is a caring individual, who is capable of nurturing life themselves.

Concentrate your plants in the entry areas where they create the powerful first impression we talked about earlier.

Curb appeal matters. There’s research that says it adds as much as 11% percent of value when you sell a house,  and the same thinking applies to renting.

Peeling paint sends a bad message; of course, it’s expensive to repaint a whole house, so if there is a need consider some “surgical painting” in areas that are the most visible. For example, a coat of high-gloss paint on the front door is a welcoming signal.

Make sure your lawn and outdoor spaces are well-maintained. If the seasons permit, create some dramatic container plantings at your front door and in the back terrace. Staging the outside of your house is as important as the inside.

What does one of America’s famous films and an $87.65 billion industry have in common? 

They are all related to the stuff we accumulate in our lives.

Citizen Kane starts with a series of shots that show the extent of Charles Foster Kane’s estate; but even with 49,000 acres, Kane doesn’t have enough room. The final shot shows a warehouse crammed with everything he can’t display, the priceless paintings and statutes and historical relics – and of course, “Rosebud.”

The related industry, you have probably gleaned by now, is self-storage. It’s so enormous that more than 30,000 owners operate roughly 55,000 self-storage facilities nationwide,

It’s a symptom of the modern condition: we have more things than space. Hence all the questions you’ll get (if you’re self-managing a rental property) about closet space, crawl spaces, attic spaces, and the like. 

Obviously, it’s great if your home comes equipped with these kinds of auxiliary spaces. If they do, there’s a lot that can be done to those spaces to make them useful to your potential residents. You don’t need to be Harry Potter to make the most of the space underneath a stairwell. Not only did these people manage to fit a desk into that space (a perfect solution from all those newly office-less WFHomers out there), but they fully exploited all the available vertical space by adding those extra shelves. You can also turn that space into a built-in bookshelf.  Not only is it useful, but it’s more aesthetically pleasing than a plain white wall.  In fact there is so much potential for stairwell transformations that it’s arguably the best place to start when you’re trying to add some extra storage space to your rental property. 

 One place people always need more storage? The kitchen. Not only for food, but also for all the little cooking knick-knacks and doo-dads you buy thinking you’re going to use them a thousand times, but then only end up using once or twice (like 90% of the Dutch ovens in existence). 

This simple hack – adding vertical partitions to your kitchen cabinets – not only allows your residents to store more stuff and make full use of the available space, but it also makes their stuff more accessible. Ah, the ceiling — the last frontier for space savers. It’s a little more complicated to build storage devices into the ceiling, but it could make all the difference in the world. It’s especially useful in garages and attics, spaces you’re already using for storage, where aesthetics aren’t necessarily at a premium. But there are ways to add ceiling – or ceiling adjacent – storage to any room in a way that’s both highly functional and aesthetically pleasing. For example, at about the height where you’d find picture molding in a pre-war building you can place a row of shelves – perfect for your residents’ books and knickknacks.

Read almost any article about the generational wealth gap and you’re sure to learn some startling statistics about how much money is held by the baby boomer generation — and how little is in the hands of everyone else. 

Much of that wealth came from real estate; homes are the largest asset that boomers – as well as most people – have. And while it’s taking some time, because baby boomers are living longer than their parents, this transference of wealth is creating a new generation of “accidental homeowners.” Tens of thousands – if not more – Millennials and members of Gen X – are inheriting homes, often the homes they grew up in.

Anyone who is thinking about renting out a property they own could use one, but the kind of people described above – this emerging class of accidental homeowners – truly need the help. The people who weren’t in the market for a house, who weren’t even thinking about becoming homeowners any time soon – who, all of the sudden, might own property in a town they haven’t lived in for years. The people who aren’t even sure what they should do with the property, because they weren’t expecting to own it in the first place. As they think through what to do next, they realize there’s no single obvious choice. 

They can move into the house, but that requires uprooting their lives; moving remains one of the most stressful experiences a person can go through, right up there with grieving for a recently deceased parent, which is something many accidental homeowners might still be in the process of doing. Of course they can sell the house, but often there are emotional ramifications to that decision — especially if it’s the house they grew up in. 

The third option is to rent out the home, which under the right conditions, can turn the property into a profit center. Much of that decision has to do with the underlying economics – is there a mortgage, what are the taxes, and what is the rental market like in the area. If – taking all that into account – the decision is “yes” - that means our prototypical accidental homeowner will have to become an accidental landlord, which can also be a hugely stressful and time-consuming ordeal. 

That’s why Property Managers take center stage, at this moment of transition, in the lives of so many homeowners — and homes. Because they give people the power to rent out their homes without upending their lives. 

Basically, everything that makes being a landlord such a burden and time-suck should be the responsibility of a property manager. If you hire a property manager who does their job properly, the only thing you should have to do as a homeowner is wait for the rent checks to come rolling in.

The responsibilities of a property manager begin before a lease agreement gets signed, and extend beyond the time when the lease ends. 

One thing we will say, though, before we get into the details, is that there is an enormous difference between property managers, in terms of their experience, skills, responsiveness and cost. We built Belong to deliver what the old-school property management industry has lacked. 

So as you read through these duties of a property manager, keep in mind these are complex tasks that require a high level of personal attention and technology. 

Property managers are responsible for preparing the apartment for moving in (meaning, they fix anything that needs fixing, replace anything that needs replacing, and clean anything that needs cleaning). Then, either in collaboration with a real estate broker or on their own, they find you tenants: they determine the optimal monthly rent, list the apartment, show it to potential residents and field applications. They run background checks on the various applicants, a process which often includes reaching out to former landlords, to confirm they were good tenants. (They also keep any and all documentation and records they receive on file, in case they’re accused of discriminating against an applicant who didn’t get the apartment.) Then finally they pick the best candidates (though of course, the final decision is yours), draw up a lease, and have it signed and notarized. At which point the lease begins.

Any complaints that arise over the course of the lease are in the purview of the property manager. Meaning, if a resident has a problem with the plumbing in the bathroom, they call the property manager; or if, in a multi-unit building, a resident complains that his downstairs neighbor is smoking all the time, or pickling so much herring that the hallway reeks 24/7, they call the property manager.

Property Managers are also responsible for the upkeep of the property: all maintenance requests that come up, the property manager takes care of. They hire contractors, coordinate their schedules with those of their tenants, and pay them on your behalf. Of course, the homeowner has to approve these requests – unless you have given them the ability to make their own decisions; sometimes this is granted up to a pre-approved spending limit.

As problems come up, many homeowners find that their property managers are not responsive enough. This is one of the big reasons for property managers getting fired – along with excessive cost. Belong addresses the responsiveness gap with 24/7 concierge help, standing by.

Beyond taking care of the home itself, property managers collect rent and, after taking their fee, transfer the funds to the homeowner. If they need to evict the tenant for not paying rent — or for any other violation of the lease — property managers will usually take care of the situation, though more often than not landlords are on the hook for paying legal fees. 

Property Managers also keep all the books; they record how much money is coming in through rent, and how much is going out to contractors and craftspeople; so when tax season rolls around the information homeowners need for their filings should be well organized and easily accessible.

That accounts for much of the mechanical activity undertaken over the course of the lease. A good Property Manager will take care of all those tasks with no questions asked; on the other hand, Belong will attend to the emotional elements that come into play as a new resident goes through the process of transforming the house into a home. In our opinion helping foster the connection between your residents and their home is as critical as making sure the plumbing is in working order. Because when you love a home, you are more likely to treat it well — and the less likely you are to move. And as anyone who owns a rental property knows, it’s that downtime between leases, when no income is coming in, that can really hurt your bottom line and create cash-flow issues. That’s why we work so hard to find residents who will love your home as much as you do – and why we try to cultivate that relationship over the course of the lease. 

The Property Manager’s post-lease responsibilities generally resemble their pre-lease responsibilities. That’s just the cyclical nature of the industry: the weeks between the end of one lease are also the weeks before the beginning of the next one.

There is one responsibility unique to this timeframe, however: the return of the former resident’s security deposit. Property Managers inspect the home after move-out, bringing in appropriate contractors to assess any damage that might have been inflicted on the property over the course of the lease; then, based on the estimates provided by the contractors, they deduct the appropriate amount from the security deposit and return the rest. 

By and large, any and every Property Manager should attend to the responsibilities outlined above. Their ability to deliver superb service – along with how and what they charge for – is a different story. Figuring out exactly what you’re paying for upfront — and what fees and upcharges are buried in the fine print — is a key part of determining which Property Management Company is right for you.

How Do You Choose The Best Property Manager?

Your instincts might tell you that the first place to look for a Property Manager is Google. After all, as a rule, Google is pretty much the first place to look for anything. But researching Property Managers might be an exception to that rule. Because for years now property management companies have been gaming the Google algorithm, securing placement among the top results not because of their mastery of landlord/resident relations, but because of their mastery of SEO. 

Instead we suggest consulting first with any locals you know: obviously property owners and landlords are great people to talk to, but anyone who has contact with Property Managers should have some insight into who’s great, who’s merely good, and who you should avoid. Contractors for instance deal with Property Managers all the time — as do real estate agents and renters. Of course your personal network won’t be as comprehensive as Google’s, but at least in this regard it’s a lot more trustworthy.

Once you have a short-list of potential candidates we recommend doing an informal background check. There are several national trade organizations for Property Managers, the most prominent being the National Association of Property Managers. You don’t have to be a member to be state-certified, but if you aren’t, that’s a red flag. 

Finally, when the list has been narrowed down to two or three potential partners, it’s time to conduct interviews. (If a property management company is unwilling to field your questions, that in itself is a red flag — count yourself fortunate that they turned you off before you gave them the opportunity to disappoint you further down the road, when the financial stakes are even higher.)

Find out who they work with: the number of clients they manage at one time, the number of clients who own only one or two properties, the number of single resident homes they manage. In short, you want to know if they have experience working with an accidental homeowner like you, obviously, but it’s also important to know how big an organization they are.




Keep in mind, this is one of those situations when bigger isn’t necessarily better: if they have a handful of huge clients who are paying their bills, chances are smaller guys (like you) tend to slip through the cracks. Better to be a bigger fish in a smaller pond when it comes to Property Management Companies.




Find out how they work: how do they identify the right tenants? How do they find contractors? How do they process maintenance requests? How do they handle rent collection? Evictions? 



Finally, ask about their fee structure. 


This question is actually kind of difficult to answer. Because outside of Belong, the cost of Property Managers can be fairly opaque: the amount quoted upfront is rarely (if ever) the amount you’ll pay, because there are so many hidden fees and upcharges.

You shouldn’t necessarily eliminate a company because they charge you for some of these services: it’s critical to know though exactly what you’re paying for — and what you’ll be paying for in the future. 

Not only is it critical to get an understanding of the issues outlined above: it’s also critical that you get a sense of the kind of personalities you’ll be working with — how open and honest and transparent they are when it comes to their business practices. Remember: property managers and opacity often go hand-in-hand (outlier examples like Belong aside). The more open and frank your interviews are, the more trustworthy the companies will tend to be.

If you don’t live in one of the cities where Belong is operational and concluded that you’re willing to take on the responsibilities of managing your property — you might end up deciding to self-manage your rental home. 

Self-managing is complex and full of unexpected twists and turns – particularly if you are an accidental homeowner and have no experience at the game. But if you have the right kind of personality and do all your due diligence, it isn’t impossible.

The type of people who make great self-managers are incredibly organized, incredibly patient, and are tenacious when it comes to follow-through. They’re jugglers, who can keep a thousand balls in the air, because they know where all those balls are, where and when they’re going to fall, and they don’t get overly nervous or anxious about the situation they’re in.

California’s single family zoning laws have changed under SB-9, providing new financial opportunities for homeowners in CA through renting.

SB9 And The Financial Opportunities for Californian Homeowners

Single-family zoning laws have changed in California under Senate Bill 9 (SB-9), creating real financial opportunities for eligible homeowners.

For decades, California’s single family zoning laws saw incremental rather than tectonic shifts. But the housing shortage has changed that, and changed it profoundly.

The first revolution brought the phrase “ADUs” – or Accessory Dwelling Units – into the public consciousness. It gave homeowners greater latitude to convert under-utilized spaces within their homes (think garages, basements, and attics) into livable, rentable spaces, and also incentivized the construction of free-standing cottages and guesthouses on their property.

If you’re a homeowner looking to generate incremental rental revenue, building an ADU is a potential opportunity. Similarly, Senate Bill 9 offers a potential subdivision opportunity. Which means you could keep living in your current house, and build a new rentable structure alongside it.

This second revolution, which came into affect in January 2022 makes provisions for dividing properties, allowing homeowners to split a single-family lot into two lots, add a second home to their lot or split their lot into two and place duplexes on each. The last option would create a maximum of four housing units on a property currently limited to a single-family house.

That represents a dramatic change from current regulations, wherein a single-family lot is only permitted to contain a free-standing house and an accessory dwelling unit, plus an attached junior unit that is 500 square feet or less.

The goal of SB-9 or "the Califonia H.O.M.E Act" is to provide options for homeowners to build wealth while providing affordable rental opportunities to other families. Rather than targeting traditional real estate investors, the bill seeks to benefit homeowners and families, with an owner-occupancy requirement in place as a condition to receiving the lot split.

Can any homeowner or property owner take advantage of this new law?

Though the laws are fairly accommodating, you can only “upzone” your property if the resulting 2 lots are 1200 square feet or larger. You can’t destroy or alter a house that has been used for affordable or low-income housing in the past 3 years either.  And laws regarding historically landmarked buildings remain unchanged, so you can’t demolish or change one in order to take advantage of SB-9.

Other limitations are that you can’t use the new construction for short-term rentals (less than 30 days); and the owner of the property must occupy the main house on the lot for at least 3 years after construction has concluded. Also the new construction can’t be used as a commercial space.

How can the state predict if I am going to stay in my house for three years?

The folks in Sacramento don't have a crystal ball. But anyone looking to build an ADU must sign an affidavit which represents they will occupy one of the units as a primary residence after the split or the construction of an ADU.

Is it possible to subdivide a lot more than once? 

Nope! No more than four housing units can be created on a single lot. 

How are zoning laws applied to these new constructions?

Except for the fundamental change enacted by SB-9, zoning laws remain intact.

New CA legislation on ADUs and sub-divisions under SB-9 is inspiring a burst of innovative architecture that can be financially rewarding for local homeowners.

Can a home built tomorrow be loved as much as one that was built decades ago?

It’s a question that is more relevant today – especially in California – than ever before, where a spate of recent legislation has made it easier than ever to build new homes. SB9 allows homeowners to subdivide their property in order to construct new rental units, while a revision to the California Health and Safety Code requires that cities and counties develop programs that incentivize the creation of ADUs (Accessory Dwelling Units). Both are part of a wider effort to address the housing shortage in the state and create affordable homes for middle and lower-income families.

Yes, these laws are controversial, and many are opposed. But Belong believes that new houses can be instantly lovable, and that these laws create opportunities for innovation in the housing industry. It’s an innovative model that others are also pursuing, given that the regulatory environment is so immensely favorable. ADU projects must be approved within 60 days of a permit being submitted. And cities are prevented from restrictions that might limit their proliferation: they cannot impose a minimum lot size requirement of an ADU structure, or off-street parking requirements. To help the process  along, the company says it has “pre-approved its structural engineering with California state-level agencies to ensure its units can be built statewide…”

The Mercury News asks “what comes next” after the Bay Area’s single-family neighborhoods evolve. If you’re looking for information on anything today, the first place you turn is Google. Which is understandable – after all, Google is the gateway to the world’s information. It’s also risky, though, whether you’re looking for the best pizza, or the best property manager. That’s because the ability to show up as one of the top listings – or even on the first page – is subject to manipulation.   

Let us explain what that means. There are two ways to show up on Google; one is to pay for the listing, a process you might have heard about. Those listings will have the word “Ad” next to the search result. Even so, most people don’t pay attention to that and assume the listing is more objective because it is not sponsored. Research shows that two-thirds of people don’t know the difference, in fact! You might be one of them, clicking on the results for “Best property manager” without realizing that someone is paying to capture your eyeballs.

But it’s also important to understand that just because you’re not seeing “ad” next to a Google listing, it doesn’t mean it is the universal truth in the pizza or property management category. 

Although Google goes out of its way to make the point that its listings cannot be manipulated, indeed there is an entire industry called SEO – or search-engine optimization – whose purpose is to outsmart Google and get the listings of certain merchants as high in the search results as possible.

Deep diver when researching property managers

Now that we’ve given you a lesson in Google 101 – and you’ve learned why you should resist the search reflex we’ve been trained for – the logical question is “Okay, how do I find the property manager that’s right for me?”

The answer to that lies in knowing what to look for. Here are four key areas to investigate and questions to resolve; these are critical facts and signals about what it will be like to work with one property manager over another. The only way to gain these insights, as we say above, is to search on websites, not on Google.

Google won’t tell you if a property manager can handle everything from staging the house and doing any necessary repairs – to showing it and handling the move-in.

Google won’t point out if a property manager charges for photography and the creation of video tours.

Google doesn’t let you know if a property manager offers a 24/7 concierge, to handle matters large and small – and in between – with swift responsiveness and loving attention.

There’s a lot more about the search for the best property manager that, ironically, you won’t discover by searching. Some other examples include whether a property manager will charge you a fee even when your place is not rented … or if they will charge you a termination fee if you are not happy with their service. Both of those fall into the bucket of Not Very Good Days.

Also be on the lookout for hidden set-up fees – which can be as much as $500.

Keeping your residents safe is one of the major responsibilities of a landlord. That includes making sure the air they breathe is as clean as possible. 

There are very few things that apply to every human being on the planet, that you can make blanket statements about. One of them is that everyone wants to feel safe and secure at home. It’s one step up from basic, physiological functions on Maslow’s hierarchy of needs, and it's one of the reasons why Belong works so hard to ensure the residents on the platform can be confident in – and love - their homes just as much as the owners themselves do. 

Most of the things that threaten us in our homes are easily identifiable. If you see a pest, you know you have a pest problem; if there’s water weeping down the wall of the bathroom, you know you have a leaky pipe.  Some problems though are impossible to see. Which makes them even more insidious. 

Take indoor air pollution. Maybe you can see mold growing in a damp corner somewhere, but unless you call in an expert you can’t know if toxic amounts of it are being dispersed in the air. 

And there are other forms of pollution that are entirely invisible, that emanate from sources we have no control over. Radon, for example. A radioactive gas responsible for 21,000 lung cancer deaths a year in America, radon is naturally created by the degeneration of uranium in soil and rocks, radon can penetrate a house through its foundation and potentially inflict lethal damage to its residents.

Landlords and property managers need to be aware of the potential threats posed by these invisible invaders, not only for their own sake — because (depending on the state they live in) they might be liable for damages — but also because it is simply the right thing to do. 

There are at least four major indoor air pollutants that landlords should be aware of: mold, radon lead and formaldehyde. All can be quite dangerous. The good news is that there are ways to remediate them. 

Disclaimer: We strongly recommend discussing these issues with a lawyer versed in local, state, and federal laws that are relevant to these issues, and that you work with accredited experts should you need to take any steps to mitigate against contaminated air. 

Typically we think of mold as a bathroom problem, but the truth is that it can occur anywhere in your home: all it takes is a little bit of dampness and oxygen to turn your living room into a petri-dish that can endanger the health of your residents.

There is mold there can be seen, that’s easy to address. But some kinds of mold are invisible. As this reputable source says: “One of the most difficult concepts to grasp about mold contamination is that many times you cannot see it. Sometimes there is no visible growth on the walls or any sign that something is wrong.”

Visible or invisible, mold is actually a symptom of an underlying problem: if there’s so much moisture in your house that means there must be a leaky pipe somewhere in the walls, or a problem with your windows or walls or roof or sills that is letting in moisture from outside.

To remediate a mold problem you have to solve both these problems; you have to eliminate the mold itself, of course – individual states have their own certification process for mold remediators, but we also recommend consulting with the Institute of Inspection Cleaning and Restoration Certificatiom, a non-profit organization for the “inspection, cleaning and restoration industries.” But you also have to fix the underlying issue. So if the moisture giving rise to the mold is from leaky pipes, you need a plumber; if it’s coming through a poorly sealed window, you probably need a glazier.

In most states, there are laws that address those underlying issues: You have to ensure the home itself is weather-tight, as well as  provide adequate plumbing, ventilation, and non-porous, non-absorptive fixtures and surfaces in bathrooms and kitchens.

But oftentimes the laws themselves don’t even explicitly mention mold; California’s laws do so, but they’re the exception, rather than the rule.  

That’s why we encourage all homeowners to consult with the local housing authority, in order to gain absolute clarity as to what’s required of them. We also encourage homeowners to go above and beyond the base requirements. Because if mold becomes a persistent problem, your home being vacant is probably going to become a persistent problem, too. Besides, it’s hard to love something that smells like mildew and Limberg. 

Even though radon is potentially more hazardous and dangerous than mold, there is little legislation on a national or state level that requires landlords to take any steps to mitigate its presence in the house.
